COMPARATIVE MARKET ANALYSIS

  You'll see this comparative market analysis or CMA mentioned by many realtors in ads or in person.  What is a CMA?  It is a market analysis of your home based on other comparable properties that have sold within six months to a year.  The analysis is basically finding out how long it took to sell a house similar to yours and how much it sold for.  The key part is to find comparable properties.  Really no two homes are exactly alike.  The size of a home and the number of bedrooms and bathrooms are used as guides.

PRICING

  Pricing your home within the market is very important in selling your home.  You must know whether it is a seller’s market or a buyer’s market?  At different time there exists different markets.  For instance, for the last couple of years we have experienced a seller's market.   Homes were in demand by plenty of Buyers.  However, the market is shifting.  Pricing your home is very important because if you overprice the results can be damaging.  Your house could be on the market longer and in the end you could receive less money for it.  A house priced right in a strong market will sell quickly.

MARKETING

The first person to market your home is you.  Yes, you need to list with a realtor to get the absolute most exposure you can have and want.  But before all this takes place you are the person who has lived in the house and you are the person who knows how to make it look great.  A realtor can help you with staging and how to show your house but you are the one who can make it look its best!  When making a hotel reservation everyone would love to stay at the Ritz Carlton or the Four Seasons but there is a premium to stay at these places.  Just as when you make your house presentable to all Buyers then Buyers will potentially pay a premium to buy your house.

 

Exposure, exposure, exposure.  You want to get your house in front as many people as possible.  You do this through a realtor.  The realtor lists your house in the Multiple List Service (MLS) which shows your house to thousands of other realtors.  The property is listed for open houses.  A sign is placed in your front yard and people driving by call the realtor's office to get information.  There are still other ways your house is marketing to the general public and to realtors working with active Buyers.  Contact Brigid Morrissey to have her list, market and sell your home.
